Escape routes
Common corridors, lobbies, stairs, final exits and the way residents are expected to escape or remain in place are considered in the context of the building.
Common-parts fire risk assessments for professionally managed residential buildings, with clear findings and practical, prioritised actions.
Albion Mercer carries out residential fire risk assessments for blocks of flats and other residential common parts. The assessment considers the building as it is found on the day, the available fire-safety information and the management arrangements supporting the strategy.

For a typical Type 1 assessment, the inspection is non-destructive and focuses on the common parts and other areas included within the agreed scope. Where important construction or fire-separation details cannot be confirmed visually, the report records the limitation and identifies what further evidence or investigation may be needed.
Common corridors, lobbies, stairs, final exits and the way residents are expected to escape or remain in place are considered in the context of the building.
Visible door condition, compartmentation indicators and available supporting evidence are considered, with dedicated door inspections recommended where a door-by-door survey is needed.
Testing, servicing, resident information, routine checks and the records available to the Responsible Person form part of the overall risk picture.
For relevant residential buildings, Albion Mercer uses the current residential fire risk assessment framework and records the evidence, limitations and significant findings needed to support the Responsible Person's decisions.
The assessment does not assume that missing design information, fire-stopping evidence or historic construction records are satisfactory simply because no obvious defect is visible.
The report considers whether the building's fire-safety arrangements are understood, documented and communicated. This can include the evacuation strategy, resident information, routine common-part inspections and arrangements for people who may need assistance where relevant.
Where management information is missing, the action is framed so the client can identify what needs to be obtained, issued or recorded.
A fire risk assessment is not automatically a full door-by-door inspection. Where the building needs a dedicated inspection of communal or flat entrance fire doors, Albion Mercer can provide that as a separate scope with structured defect reporting.
Consistent reports and action structures help managing agents, RMCs, RTMs and freeholders track recurring issues and separate current defects from longer-term evidence, strategy or management actions.
