What we inspect
A door-by-door inspection with clear actions
The inspection considers the visible condition and operation of each door set within the agreed scope. The objective is to identify defects that may prevent the door from performing as intended and to present those findings in a format that property managers can act on.
Closer and ironmongery
Self-closing performance, hinges, latches and relevant hardware are checked as part of the visual inspection.
Gaps and seals
Perimeter gaps, threshold condition and the presence and visible condition of appropriate intumescent or smoke seals are considered.
Reporting
Clear, actionable defect schedules
Inspection findings are set out so the client can identify the affected door and understand the issue recorded. Where several doors are inspected, consistency of reporting matters: it allows remedial work to be planned, instructed and checked across a building or portfolio.
The inspection is visual and non-intrusive unless a different scope is expressly agreed. It does not amount to destructive investigation, certification of the original door set, or confirmation of hidden construction that cannot be seen during the inspection.
Residential buildings
Regulation 10 and routine fire-door checks
For relevant residential buildings in England, Regulation 10 of the Fire Safety (England) Regulations 2022 introduced specific checking requirements for communal fire doors and flat entrance doors where the building is above the applicable height threshold.
